Hi, Rental agreements are available online, from real estate websites like 99acres, magicbricks, and many others. they provide some guidance that is enough in most cases. If the rent goes to an ordinary account, it will be taxed.

Make sure you are making a registered leave and license agreement with your prospective tenant. Kindly, get a police verification done. Also, kindly, get all his documents (Aadhar + + Pan + including corporate company id (proof of employment). Please do a back ground check on the tenant if possible, cross check with previous property owner, why they left or moved. Make sure to collect at least 6 months rent as deposit, in places like Bangalore the deposit amount is 1 years rent. Put clause about returning the flat painted, and minimum lock in period of 6 months. Nowadays the tenants are real assholes, safeguard your property from such unscrupulous elements. Last but not the least do not rent out to local in whichever state you are giving your property. That means do not rent to malayalees in Kerala, kannadigas in Karnataka so on and so forth.

Ask your agent to send you the agreement which has police verification etc. by courier along with all required docs. Then sign and send back by courier to the agent. It should be on stamp paper.
