In the registration document, the buyer need to show how the amount in document is transferred to the seller. And the seller is liable to pay the tax irrespective of where he receive the money.
Any deal above 30 lak, the registration office will automatically inform the deal to income tax dept.

Sale of property in India . Should be done in Indian rupees and through Indian bank accounts only . And the tds paid to income tax and claimed when filing for returns . Any extra cash u can accept here.

Amount mentioned in sale deed ( Adharam) can be remitted to sellers NRE account.
Amount paid above the deed can be collected in any country.

Proof of payment - either via cheque or RTGS copy is mandatory during the registration process and mostly will get attached to the new deed.

If you mean receive the payment in K.D., that will be a problem and the bank will ask you the reason for that payment. As per CBK rules if you are an employee then the account can be use for your salary and savings. But huge amount comes to that account they will ask for the reason.

As per the FEMA regulations, you cannot use your NRE account to receive or pay money for land or commercial transactions. It is against law. You must first transfer the money from NRE to NRO and pay for the property or must receive money in NRO account.
If the buyer is ready to give part of the money in Kuwait , it is still against the law and you must as far as possible refrain from doing it. Now a days there is information exchange between kuwait and India as per the dtaa. So, in case of income tax want to trace it, they can.
So, try to be always on the right side of the law.

Friends, thanks for comments & Advices, sincerly appreciate .Payment can received in Kwd to kuwait account if not legally possible ,will adk buyer to transfer to my nre or nro ac. As funds I need here for business looking faster, easier ways. I tried many sources there is no clarity on this to many whom I contacted.
